Respect Privacy: Please be considerate of others’ privacy, especially when they are enjoying outdoor spaces.
Noise Control: Keep noise levels down, particularly after 11:00 PM to avoid disturbing young guests and other visitors.
Safety Regulations: Due to overhead power lines, flying kites or drones is prohibited on the site.
Vehicle Restrictions: Overnight parking of camper vans and boats is not allowed per our site's planning permissions.
Electric Vehicle Charging: Please do not use domestic power supplies for charging electric vehicles as they are not equipped to handle the load.
Pet Policy: Dogs must be kept on a lead at all times except in designated areas. Owners must clean up after their pets.
Parking: Use assigned parking spaces; overflow parking is available at the designated area at the bottom of the site.

Parking: Each bungalow has one allocated parking space, with additional overflow parking available.

2006 AGM: It was decided that the company will cover the cost of resolving simple drainage blockages unless there is a recurrent issue. If blockages recur, the financial responsibility shifts to the bungalow owners in the affected row.
2012 Update: Responsibility for the main drain running through the site and external connections to the main sewer was transferred to South West Water.

Responsibilities: Maintenance of the main site drain is handled by South West Water, while individual owners are responsible for lateral drains connected to their bungalows. The company will handle initial blockages for expediency.
Recurrent Issues: If blockages are recurrent, costs will be invoiced to the owners of the affected row. Major repairs, like collapsed pipes, are also the responsibility of the owners.
Environmental Best Practices: To prevent blockages, members are advised against disposing of wet wipes and similar non-biodegradable materials in toilets.

Members should report blockages to a director, who will arrange for resolution.
Recurrent blockages will result in a charge to the affected row's owners.
Significant issues with drainage infrastructure require owner-arranged and financed repairs.
Issues affecting the main sewer are the responsibility of South West Water.
Preventive Measures: Notices are recommended in rental properties to inform guests about proper waste disposal to prevent blockages.

To ensure the safety of all residents and guests, we have implemented updated fire safety guidelines in line with recent regulations for short-term holiday lets:
Prohibited Items: Smoking, and the use of candles, tea lights, or incense inside the bungalows is strictly prohibited.
Safety Equipment: All properties must be equipped with smoke and heat alarms, a kitchen fire extinguisher, and a fire blanket.
Appliance Safety: Ensure that all appliances are turned off when exiting the property. Do not place any items over room heaters; only towels may be placed on heated rails in bathrooms.
Emergency Exit: Keep keys in door locks overnight or consider installing thumbnail lock for quicker emergency exits.
Emergency Preparedness: Keep torches in bedrooms to use in case of a power failure or fire at night. Avoid using multi-plugs or extension leads to reduce fire risks.
Immediate Action: In the event of a smoke alarm sounding, exit the property immediately, call the fire brigade at 999, and alert neighbouring residents to the fire risk. It is your responsibility to inform neighbouring bungalows of a fire and assist in their evacuation if necessary.

Waste Disposal: Household waste services are managed through a contract with Biffa, with designated bins for recycling and general waste. Building rubble must not be disposed of in general waste bins.
Dog Policy: Dogs are welcome but must be kept on leads outside personal areas and dog waste must be promptly cleaned up to maintain hygiene and safety.
Building Work: Major improvements should be scheduled outside the main holiday season to minimise disruption.
These guidelines ensure the site remains a pleasant environment for all residents and guests.
Company Policy on Late and Non-Payment of Contributions

Late Payment Charges: A £25 service charge is applied if electricity bills are overdue by 60 days, with potential legal action and supply cut-off if not settled within 3 months.
Company Contributions: A £10 monthly surcharge may be added for contributions overdue by the due date, with possible legal action and service withdrawal for arrears exceeding 3 months.
Member Status: Members with payment arrears are considered "not in good standing" and may be restricted from participating in company meetings and decisions.
